Terms and Conditions

These terms govern access to and use of this website and the conversational assistant you will find on it. By using them, you accept what is set out below. Please do read them: the service is in a testing phase, and that shapes what you can expect from it.

1. Site owner

2. What Bildior is, and what stage it is at

Bildior is a software product under development. Its purpose is to give estate agencies a conversational assistant that handles enquiries from their clients.

As of today, no estate agency uses the service. Self-serve sign-up is closed: it is not possible to register or subscribe to a plan directly from the website, and any account is arranged with us beforehand.

What you find on this site is a demonstration of the product, alongside commercial information about the plans we offer agencies. Sections 9 and 10 apply only to agencies that go on to subscribe to one of those plans.

Bildior is not an estate agency, does not carry out property brokerage, and does not market properties.

3. The properties the assistant shows are fictitious

Important: the property catalogue the assistant may show you during the conversation consists of demonstration data generated to test the system.

Those properties do not exist. The references, prices, sizes, areas and features you see do not correspond to real properties or to offers available on the market. They do not constitute an offer, an invitation to contract, or commercial information about real assets.

4. The assistant is an automated system

The conversation is generated using language models. Like any such system, it can produce incorrect, incomplete or fabricated information, including about prices, areas or property features.

Nothing the assistant says constitutes real estate, financial, tax, legal or any other form of professional advice. You should not make financial decisions based on its answers. If you need genuine advice, consult a qualified professional.

5. We do not guarantee any follow-up

During the conversation the assistant may ask for a phone number or email and mention that an agent will contact you. To be explicit: since no agency is yet using the product, we cannot guarantee that you will receive any call, reply or follow-up.

Please do not assume that providing your details here will result in anyone contacting you. If you are looking for real estate assistance, approach an agency.

6. Permitted use

By using this site and the assistant, you undertake to:

  • Be at least 18 years old.
  • Not provide third parties' personal data without their consent.
  • Not submit unlawful, offensive or defamatory content, or content infringing others' rights.
  • Not attempt to access restricted areas, interfere with the service, extract data by automated means, or subject it to abnormal loads.
  • Not use the assistant to generate harmful content or to circumvent its moderation mechanisms.

We may restrict or suspend your access if we detect use contrary to these terms.

7. Intellectual property

The code, design, the Bildior name and the site's content belong to its owner, except for third-party components used under their respective licences.

You are granted no licence over them beyond what is needed to use the site normally. Content you write in the conversation remains yours; we handle it as described in the Privacy Policy.

8. Service availability

The demonstration assistant on this site is provided free of charge, as is, and subject to availability.

Because the product is in a testing phase, it may contain errors, be interrupted, change, or cease to be accessible at any time and without notice.

We make no commitment as to availability, continuity, or retention of the information exchanged in the demonstration. We provide no guaranteed service level (SLA) unless agreed in writing with an agency.

9. Paid plans and billing

This section applies only to agencies that subscribe to a paid plan.

  • The available plans and their prices are those published on this site. Prices are stated in euros and include applicable VAT.
  • The subscription is monthly and renews automatically for one-month periods until cancelled.
  • Agencies subscribing for the first time get a 7-day free trial. A payment method must be registered at the outset: if the subscription is not cancelled before the trial ends, it is charged automatically. One trial is granted per customer.
  • Payments are processed through Stripe. We do not store full card details.
  • You may cancel at any time from the billing portal. Cancellation takes effect at the end of the period already paid for, and you keep access until that date. The unused portion is not automatically pro-rated, although we will consider any refund request you raise with us on a case-by-case basis.
  • If a payment fails, we may limit or suspend access after notifying you, and cancel the subscription if the issue is not resolved within a reasonable period.
  • Each plan includes usage limits — conversations and published properties — stated on the pricing page. Once exceeded, we may limit the affected features until the next period or until the plan is changed.
  • We may change prices on at least 30 days' notice. The change applies from the following renewal, and you may cancel before it takes effect.

These terms are addressed to agencies contracting in the course of their professional activity. Were you to contract as a consumer, you would retain in full the rights granted to you by consumer protection law, including the right of withdrawal on the terms provided by law.

10. Processing data on the agency's behalf

This section applies where an agency uses Bildior to handle enquiries from its own clients, and constitutes the processing contract required by Art. 28(3) GDPR for as long as no separate agreement is signed between the parties.

  • Roles: the agency is the controller of the personal data of the people who contact it; Bildior acts as processor on the agency's behalf.
  • Subject matter, duration and purpose: providing the contracted service — conversational handling, capture, classification and follow-up of enquiries — for the duration of the subscription.
  • Types of data and categories of data subjects: contact details and property requirements of the people who contact the agency, together with the content of their conversations with the assistant.
  • Instructions: we will process that data only on the agency's documented instructions, including as regards international transfers, unless required otherwise by Union or Member State law.
  • Confidentiality: those who access the data are bound by a duty of confidentiality.
  • Security: we apply the technical and organisational measures described in section 10 of the Privacy Policy, in accordance with Art. 32 GDPR.
  • Sub-processors: the agency authorises the sub-processors listed in section 6 of the Privacy Policy. We will give reasonable prior notice of any addition or replacement; the agency may object and, in that case, terminate the subscription.
  • Assistance: we will assist the agency, to the extent applicable, in responding to data subject rights requests and in meeting its security, impact assessment and prior consultation obligations.
  • Personal data breaches: we will notify the agency without undue delay of any breach of security of the data that comes to our knowledge.
  • Return or deletion: on termination of the subscription we will delete or return, at the agency's choice, the personal data processed on its behalf, unless retention is legally required. The agency may request an export before closing the account.
  • Information and audit: we will make available to the agency the information needed to demonstrate compliance with these obligations and will allow reasonable audits on prior notice.

The agency warrants that it has a valid legal basis for collecting that data and providing it to us, and that it has informed its clients in accordance with Arts. 13 and 14 GDPR.

11. Liability

To the extent permitted by law, we are not liable for damages arising from use of the assistant or from reliance on the information it generates, given its experimental and non-professional nature as warned in sections 3, 4 and 5.

This limitation does not exclude or restrict our liability for wilful misconduct, gross negligence, death or personal injury, or any other liability that cannot lawfully be excluded. If you are acting as a consumer, you retain in full the rights granted to you by consumer protection law.

12. Third-party links and services

The site contains links to third-party services (for example, booking a demo, or WhatsApp). Those services are governed by their own terms and policies, over which we have no control and for which we are not responsible.

13. Data protection

How we process your personal data is described in our Privacy Policy, which forms part of these terms.

14. Governing law

These terms are governed by Spanish law.

Any dispute shall fall to the courts having jurisdiction under applicable law. If you use the service as a consumer, you may bring proceedings before the courts of your own domicile, in accordance with applicable rules.

15. Changes

We may update these terms to reflect changes to the service or to applicable law. The current version will always be published on this page, with the date it was last updated.
